10. Pricing your home correctly
There are three choices - price your property below, above or at market value. Each has it’s pros and cons.

9. Empty your closets
Hudson says well-staged homes provide buyers with favourable impressions, and thinning out your closets by removing about half your clothing is recommended.
8. Adequate lighting
Make sure your home looks bright and welcoming by opening the drapes completely to let the daylight shine in.
“The brighter the home feels, the better it will look to the buyer,” Hudson says, adding that lighter, more neutral paint colours also help.
7. Hire the right agent
Three key attributes to look for in a realtor include: Experience, commitment as a full-time realtor, and their tech savvy-ness.
6. Odours in your home
You may love your pets, but potential buyers may not appreciate the impact they can have on a home. So, remove all evidence your cat or dog lives with you by taking away their bedding, food bowls or litter tray.
5. Do not “over-upgrade”
Well-appointed homes are desirable, but know where your home fits in the marketplace and don’t be tempted to spend too much on upgrades that will likely not bring a return on the sale price.
4. De-cluttering and de-personalizing
While you box up the loose odds and ends that can make a home look untidy, make sure to also remove some of your momentos - family pictures, etc. - to give it just enough un-cluttered character to show that your house is a home.
3. Kitchen first
The kitchen is the heart of any home; concentrate your cleaning, de-cluttering and upgrading efforts there. Then make sure your home entry, outdoor living areas and bathrooms are clean and tidy.

Keeping your home “show-ready” will have potential buyers buy-in to believing the property is always well maintained.
“It may be hard to always keep things ready, but remember, you’re not trying to live in your home, you’re trying to sell it,” Hudson says.
