A million-dollar land sale

There has yet to be a million-dollar home sold in Squamish, but that doesn't mean land isn't going for the hefty price tag. In October 2004, a 2.94 acre property on Government Road listed by One Percent Realtor David Langlois sold for $1.25 million.

In October 2004, a 2.94 acre property on Government Road listed by One Percent Realtor David Langlois sold for $1.25 million.

The land had two homes on it, and used to be farmland.

"The value was in the land, it wasn't in the homes," Langlois said. "Within the boundary of ߣÄÌÉçÇøit's probably one of the last larger pieces of development property. "If you're looking for a three-acre parcel there isn't any."

The property address is 39760 and 39764, near the Wal-Mart site, Brennan Park Recreation Centre and Highway 99.

Langlois said the same person owned the property for around 35 years, and when it was purchased he probably paid between $50,000 to $60,000 for it.

"I think we did pretty well with that," Langlois said. "It was a nice clean deal."

Royal LePage Black Tusk real estate agent Paul Savage sold the land to his clients."It's a good development property," Savage said. "Developers are looking for property to develop. There's a shortage of property at the moment."

There are other million-dollar land listings in the ߣÄÌÉçÇøarea, including 28 acres at 2975 Judd Road for $2.2 million, and 2.2 acres at 1160 Wilson Crescent for $1.45 million.

"You can put any price on things," Savage said.
